B&Bs and Cottages on the Mornington Peninsula

The two formats answer different briefs. A cottage is self-contained: you arrive with groceries, the dog, and no obligations - a wood fire, a kitchen, a fenced garden, and the door closing behind you. A B&B runs on a different logic, built around a host, a breakfast, and a small house where someone has thought about the day ahead of you. Both formats outperform the hotel in shoulder season. Both are mostly hinterland, not coast.

The winter wood-fire weekend is the strongest use case for cottages. Properties across Main Ridge, Red Hill, and Rye with confirmed fireplaces draw the highest proportion of repeat visitors in the category. Load up at the Red Hill Community Market on Saturday morning, light the fire by afternoon. The dog weekend is the second clear use case: Blue Moon, MP Beach Club, and Birch Creek are the most explicitly dog-welcoming.

The named-host B&B pattern: at a cottage, the owner is largely invisible after key handover. At a B&B, the host is the reason the format works. Paul and Sheree at Villa Mallorca, Charles at Plantation House, Helen and Frank at The Orchard - the host is not incidental to the stay, it is the product.
